LOTUS REAL ESTATE PROPERTIES AG

We are a small boutique project developer founded in 2021

We are realizing our real estate projects together with general contractors. We focus only on the premium residential sector. Our Mission is to develop single family homes and buildings with a maximum of 10 apartments.

The project-development is made in-house with our architectural team.

We focus our projects in the city of Belgrade (capital of Serbia), based on a high potential in new residential buildings in Belgrade. The city is following an unprecedented internationalization, driving an increase of the Real Estate value.

When we are selecting land lots, we pay strict attention to the location. We carefully select land lots located in the villa and residence district of Belgrade.
We finance the projects together with our partner bank and we sell the residential space through our partners CBRE and Sotheby’s International Realty.

In certain cases, we cooperate with investors and offer interesting Investment returns to the investors.

Our project-duration takes between 18 and 22 months from purchase of the land lot and project development to acceptance and prescription.

In selected cases, we work for clients and taking the role as project developers and project controllers.

LOTUS REAL ESTATE designs modern and timeless residential spaces.

LOTUS REAL ESTATE always pays attention to the urbanization of the area. The focus is on the functionality of the buildings. The spatial design concept opens up maximum utilization. The residents should be reflected in the design and their philosophy of life. Warm and timeless colors underline the character of the buildings.

In addition to architectural aesthetics, the technology of building materials are important. These will be carefully selected and if possible producers chosen locally. For example, facades made of granite or other stone products. In case of windows or sanitary facilities, we choose world-leading manufacturers such as Schüco Fenster or AXOR by Hansgrohe. The buildings are all created as smart houses which can be controlled via an app. All buildings have alarm systems. The heating and electricity system is selected according to the newest used technology. LOTUS REAL ESTATE pays attention to the CO2 footprint to be prepared for the future.

Site selection and feasibility study

In project development we proceed as follows:

1. Site selection and feasibility study
Once we have identified the land lot, we execute a due diligence and prepare a brief feasibility study which we check with the building authorities before we acquire the site.

2. First Design of the Building
We create a first building design and apply to the building authorities for obtaining the local zoning requirements.

3. Construction permit
As soon as we receive the local zoning requirements from the building authorities we prepare the building plans and submit for the construction permit.

4. Execution plans
During the approval time for receiving the construction permit we prepare the execution plans and detailed materialization.

5. Construction and realization offer
We give the project to a general contractor selected by us. The general contractor prepares a binding construction offer (Key-turn Soluction) and a project plan.

6.Financing
We define the financing with our house bank and receive a binding financing offer. As soon we receive the construction permit we sign the definitive construction loan agreement with the bank.

CONSTRUCTION LEADING

CONSTRUCTION LEAD:

We hire an independent construction manager for our projects:

  • He is the representative of Lotus as the project owner
  • He plans the construction process on schedule and according to the contract
  • He acts as a control point and leads the construction manager of the general contractor
  • He organizes, supervises and controls the execution of the construction works
  • He is the person responsible for safety on the construction site
  • He is responsible for quality assurance
  • He ensures that the administrative and financial matters are carried out correctly and on time
